A private apartment located within the Hotel Villaggio Olimpico in Sestriere, on the three floor of the Astore building. The apartment comprises a bedroom with a double bed and wardrobe, a bathroom with a shower, and a living area featuring a sofa bed, dining space, kitchenette, and a small terrace with a view of the valley. The kitchenette is equipped with a sink, a refrigerator with a freezer compartment, cooking utensils and equipment, tableware, an induction cooktop, and a microwave. A Moka pot and a glass carafe with a manual filter (suitable for tea and American-style coffee) are provided. (Please note: there is no washing machine, dishwasher, oven, pod coffee machine, or kettle). Wi-Fi internet access is included. Two deckchairs and a small outdoor coffee table are available on the terrace.

Our apartments are located within the *Villaggio Olimpico di Sestriere* tourist residence, currently managed by TH Resorts. They are rented out at rates generally lower than those offered by TH, despite being situated in the "Astore" building—which is reserved for private owners and houses some of the complex's best units. Located on the third and fourth floors, they offer the best views of the valley and excellent sun exposure. PLEASE NOTE: We rent out the apartments only. "Hotel Services"—provided exclusively during the High Season (summer: July 1 – August 31; winter: December 10 – April 10)—are the sole responsibility of the management company, which is contractually required to serve you as its "direct" clients.

During these periods, the following services are available: reception; bar and restaurant; entertainment and mini-club; swimming pool and gym; and the SPA (externally managed, for an additional fee). As our guests, all services are included in the cost of your stay, with the exception of the SPA, bar, and restaurant. However, you will receive a discount on any paid services. Advance booking is required for certain services. For information regarding costs, schedules, and reservations, please contact the reception desk (reachable by phone starting 10 days prior to the start of the high season).

During the Low Season (September 1 – December 9 and April 11 – June 30), all hotel services (24-hour reception, restaurant, bar, pool, gym, SPA, entertainment, mini-club, etc.) are suspended. As owners, we pass on to you all the benefits associated with our ownership status.

CHECK-IN AND CHECK-OUT (High Season): Check-in after 5:00 PM; check-out by 10:30 AM.

Requests for early check-in or late check-out cannot be confirmed until the evening prior to arrival; please contact Reception to check apartment availability.

CHECK-IN AND CHECK-OUT (Low Season): Check-in between 8:00 AM and 5:00 PM; check-out by 11:00 AM.

Access to the premises may not be possible after the designated check-in time. Please inform us of your expected arrival time in advance.

PETS Pets are permitted on the premises only if they weigh 20 kg or less (medium-sized breeds). Access to public areas is restricted, and a one-time surcharge applies for the final sanitization service performed by TH Resorts (payable on-site: €90 for two-room apartments / €120 for three-room apartments). Alternatively, for short stays, TH Resorts offers a pet package (including a bowl, pet bed, and sanitization) for approximately €20 per day. Important: You must notify us of the dog's presence not only at the time of booking but also at least 7 days prior to arrival, either via chat or directly with Reception. Failure to provide this notification may result in delays at check-in.

TOURIST TAX The tourist tax—amounting to €4 per person, per night—is not included in the booking price and must be paid at Reception upon check-in.

LINEN Bed linen and towels are provided at the start of your stay. Requests for extra cleaning or fresh linen during your stay can be made through THResorts on-site for an additional fee.

SWIMMING POOL AND GYM Use of these facilities is included in your stay at no extra cost. Reservations are required and can be made by contacting Reception. For the pool, you may bring your own towel, pool slides, swim cap, and bathrobe, or rent them from the operator.

BAR AND RESTAURANT You can arrange breakfast or half-board service through THResorts by contacting Reception. As our guests, you are entitled to a 15% discount at the bar and restaurant.

GARAGE An indoor parking space in the "ASTORE" building garage is included in your reservation. The garage entrance is located opposite the "IP" gas station. Access is available after checking in at Reception, where you will receive the key cards for the garage and the apartment.

SKI LOCKER - SKI RENTAL - SKI LESSONS A locker for skis and boots is included in your reservation. As private owners, we do not have agreements with ski rental shops or private ski instructors. There is a ski rental shop right outside the complex that partners with THResorts; we recommend contacting Reception for further information.

CRIB Crib availability is limited; therefore, if you have requested one, we advise you to reconfirm by calling Reception a few days before your arrival.

The Hotel Villaggio Olimpico in Sestriere is located at the base of the cable car to Col Fraiteve, which connects to the other Via Lattea resorts of San Sicario and Sauze d'Oulx. Naturally, the chairlifts for the Sestriere ski area also depart from this same location. It is situated ten minutes from the town center, where most of the shops, bars, and restaurants are found.
